Effective 01/01/24, Broker Co-Op Program (“Program”) commission stated above will be available on select move-in ready homes in Colorado if the purchase agreement is fully executed between 01/01/24 and 12/31/24 and closes and fully funds on or before 12/31/24 (“Program Period”). The Broker’s Commission shall be 1% for the 1st, 2nd and 3rd home and 2.5% for the 4th and all subsequent homes closed by the Broker’s same salesperson/agent in the Program Period, minus any seller concessions on the percentage paid. Effective 01/01/24, VIP Agents sales will reset to zero sales and agent will not be VIP eligible until after 4th sale and beyond. To become eligible for the Program, you must (1) be licensed to practice in CO, (2) be 18 years of age or older, (3) employed by or otherwise associated with an active real estate broker licensed to do business in CO and 4) be enrolled in the Broker Co-op Program at our Welcome Home Center. Real Estate Agent must accompany buyer on initial visit to the community to be eligible for a commission In order to earn a broker co-op fee, broker must (i) pre-register client online at www.LennarAgentVIP.com/CO prior to client’s first Welcome Home Center visit and (ii) execute the Broker Co-Op Agreement at client’s execution of a purchase agreement. The registration is effective for a period of thirty (30) days from the date of registration. Seller will confirm the relationship with the buyer upon their visit to the Welcome Home Center. No commission will be paid when agent/broker is acting as a principal/buyer or if the buyer is related to the agent/ broker. Not valid if customer/client has previously registered with Lennar or Lennar.com, whether individually or with a broker. Commission tier for each eligible transaction shall be determined by the order in which the qualified purchase agreements are closed and funded during the Program Period. Purchase agreements fully executed prior to 12/01/23 are excluded. Commission is paid only if, as and when a purchase agreement closes and fully funds. A Commission is a percent of the lesser of base purchase price and total purchase price, less incentives/seller assistance. Bonus/commission subject to verification of program enrollment and successful closing of escrow. Purchase agreements that do not close and fully fund will not be included in the commission calculation and may affect the commission level.
